Guide: Real estate
A property is moved into its own small company (an LLC), checked and appraised. Then that company can get a coin. Holders share trading fees, not rent.
A property held in its own company, with its own reserve.
Words used on this page
- USDC: a digital dollar. One USDC is meant to be worth $1.
- Devnet: Solana's test network. Coins there have no real value.
- Pool: a pot of coins and USDC that people trade against. A deeper pot means steadier prices.
- Staking: locking your coins for a while to earn a share of fees.
- Vesting: coins that unlock bit by bit over time instead of all at once.
Starting pool
| Value | Pool (USDC) |
|---|---|
| Under $100K equity | Fractional property basket only |
| $100K – $2M equity | 30% of equity, at least $25K |
| Over $2M equity | 25%, at least $600K |
Fee split (of the 1%)
Pool 0.25% · Liquistate 0.25% · stakers 0.20% · property reserve 0.20% · owner 0.10%.
Owner
Keeps at most 20%: locked 12 months, then released over 36 months.
Rent
Rent sharing is OFF. Holders earn trading-fee rewards only. Sharing rent is likely a securities offering, so it stays off until our attorney approves a structure.
Reserve
The launch sets aside about 6 months of tax, insurance and upkeep. The 0.20% reserve slice keeps it topped up. Unpaid tax or a new lien triggers a trading banner, and the reserve pays small items.
Example
A $500K house with no debt starts with a $150K pool.
